Generating good interest: A Threepwood property with a list price of $4.35million

A new Queenstown-based realtor selling only multi-million dollar residences says he’s humbled by the response he’s had.

Last month Cam Winter, who set up Oliver Road Estate Agents seven years ago but only settled here last winter, launched his first three ‘summer collection’ listings — Threepwood, Dalefield and Wānaka properties listed for, respectively, $4.35 million, $7.25m and $8.25m.

Winter, who’s spending almost $10,000 alone in photography and videography on each listing, says ‘‘I’ve been overwhelmed by the positive responses from potential clients, buyers visiting open homes and viewing properties, the general public who perhaps aren’t considering selling right at the moment’’.

‘‘I’ve just been inundated with phone calls, text messages, invitations to view properties and meet with people.’’

This includes long-time residents, he says, who’ve listed with local agents over the years.

It’s indicative, Winter believes, ‘‘of an appetite for better presentation of luxury properties’’.

He describes the Threepwood home, in Ellen Johnson Tce, as ‘‘a beautiful, small lodge-style four-bedroom home built about 10 years ago with quintessential cathedral ceilings and exposed beams’’.

‘‘Probably 70% of viewers online have come from out of the region or out of the country.’’

He calls the Dalefield home, in Ayrshire Lane, ‘‘an exceptionally high-quality home’’ in a magnificent location, ‘‘smack-bang in the middle of the ‘golden triangle’, but it’s quiet, it’s private’’.

Winter says he’s deliberately including list prices, ‘‘which probably goes against the grain a little bit’’, to provide transparency for potential buyers.

‘‘It’s certainly an indication of what the owner would accept and where we expect the property to sell, but it’s not set in stone.’’

For the first three to four weeks, he adds, vendors aren’t under any obligation to consider any offers.

Meanwhile, Winter says he’s preparing campaigns for the remainder of his summer collection.

One property, on Lake Hayes’ Alec Robins Rd, is ‘‘a magnificent 460 square metre lodge-style home’’ that’ll probably be listed in the high $5m range.

Since it’s not been touched since it was built 18 years ago, it’d suit someone who’d otherwise be constructing a new home, he says.
