Consent is in for another 103 residential lots at Queenstown’s Hanley’s Farm subdivision.

RCL Henley Downs Ltd has pushed go on the 12th stage of the development, which neighbours Jack’s Point.

If approved, it’ll bring the total number of consented residential lots to about 1599 — in all, up to 2000 are envisaged.

To date, titles for about 1000 residential lots, along with infrastructure and parks, have been issued.

The proposed stage, on land bordering SH6 and Jack Hanley Dr, will comprise lots ranging in size from 373 square metres to 1287sqm, gross, with a proposed density of 20.8 lots per hectare.

The site will be accessed only by Jack Hanley Dr initially, though the subdivision design allows for connection into a future stage to the north, which may also connect to Woolshed Rd in time.

A single-lane roundabout is proposed within Jack Hanley Dr to provide access to the site — during its construction, a temporary traffic diversion’s proposed to maintain traffic flows.

While in an area identified as being within an alluvial fan as a result of floodwater, Geosolve’s assessed the risk of liquefaction for the site is ‘‘very low to nil’’, meaning liquefaction doesn’t need to be further considered, according to the consent application.

RCL Henley Downs is proposing the consent allow for the staged release of land.

The company’s also asking for a consent duration of 20 years for future development of buildings on the lots.

‘‘An extended duration is sought to ensure that lot owners have a reasonable length of time in which to give effect to the land use part of this consent and construct residential dwellings on the lots without being burdened by additional consenting requirements.’’
