It seems appropriate a place called Queenstown has its own castle.

Standing sentinel high on Queenstown Hill, Castle Cliff is for sale, fully-furnished, by negotiation.

The lavish 359 square metre house sprawls its six bedrooms and four bathrooms over three levels at 10 Peregrine Place.

Originally built in 1992, the property was extensively renovated just two years ago to a current and high-end degree.

Battlement hedges bordering the 1258sq m section — large for Queenstown Hill — accentuate the castle vibe.

However, this is no fortress.

The out-of-town owners have made a very successful business out of short-term letting it to all-comers.

Accommodation revenue for the year to March 31, 2023, was more than $450,000, including GST.

The views alone could be enough to get many through the door with the property commanding majestic panoramas over Lake Whakatipu to the mountains.

But there are many other desirable qualities.

Multi-million-dollar views: Skylights and big windows flood the open-plan kitchen and dining room with natural night, maximising the views

On the middle floor skylights and big windows make the most of the views and bathe the open-plan kitchen, dining and living space in natural light.

The adjoining lodge-style lounge is adorned with a warm cedar wood-panelled ceiling and an even warmer schist stone open fire.

The space flows seamlessly to an outdoor rear courtyard and barbecue area that traps the sun when it’s out and provides warmth via another schist fireplace in the cooler months.

The sought-after stone also features in the large games room on the ground floor where it literally props up a fully-hosed-up bar, near the pool and table tennis tables, gaming machine and big-screen TV.

Other features include a gym, spa pool, sauna and drying room.

There’s ample storage on the property via three sheds, including one just for skis and another for firewood.

New Zealand Sotheby’s International Realty Queenstown sales associate Gerard Bligh, who’s marketing the property with colleague Hadley
van Schaik, says the visitor accommodation-consented place would make a great holiday home for an out-of-town purchaser ‘‘who can generate some serious revenue from it when they’re not using it’’.

Room with a view: Castle Cliff’s lounge features a cedar ceiling and an outlook that sweeps across the lake to the Remarkables

Bligh says he expects to take offers at around $6 million plus GST, which includes every stick of furniture and the going-concern letting business, if the buyers wanted to go that way.

‘‘It’s a wonderful property; I think anyone who buys it will be very proud and will enjoy it immensely.’’

Following some ‘‘pretty steady interest’’, he expects a sale before the end of winter.

Bligh is also selling the empty section next door at 8 Peregrine Pl, for the same owner.

‘‘If you want to have a neighbouring section to build a house on, we have 1111sq m available for $1,895,000, inclusive of GST,’’ he says.
