Small Jack’s Point lots hit market


Sixteen affordable sections at the heart of Queenstown’s burgeoning Jack’s Point have hit the market.

Touted as the golf course resort’s most affordable land at present, Soudley Court is opposite both the Clubhouse and Restaurant and the long-awaited village hub, which will be under way shortly.

The vendors, locals Sarah Somerville, Grant Harris and Ian Moore, who are retaining nine sites at the rear, originally intended selling energy-efficient built homes but changed tack.

The 16 north-facing sites, all between 300 and 400 square metres, are smaller than the average at Jack’s Point but there’s an approved eight metre height limit so houses can be two levels high.

Ray White Queenstown agent Willie Baddeley, who’s marketing Soudley Court with colleague Bas Smith, expects keen interest from first-home buyers as the sections will be more affordable than most on the local market.

Under the sales process being used, would-be buyers have until August 5 to nominate a price for the section they want.

“Ideally, it will be the unconditional offer at the highest price that will be accepted,” Baddeley says.

“With the increasing costs of building warm, comfortable homes that are kind to the environment and owners’ pockets, savvy purchasers are looking for affordable properties in desirable areas,” Baddeley says.

“There’s a growing trend towards smaller footprint living and Soudley Court fits the bill.

“The high-density nature of these sections enables people to build smaller homes, using the quality products, stunning designs and energy-efficient technology they desire without breaking the bank.

“It fills the void in a housing market where affordable sections are extremely rare.”

The vendors have commenced a resource consent application to subdivide Soudley Court into 25 lots.

Site works for the 16 sections will begin as soon as consent is granted, and titles are expected to be issued by the end of this year.

Section buyers, therefore, should be able to start building before or just after Christmas, Baddeley says.

As with the rest of Jack’s Point, house designs have to be approved by the resort’s design review board.

To help buyers, the vendors have concept plans for two house types designed by local award-winning Kerr Ritchie Architects in conjunction with local building company Climate House Ltd.

Open days will be held every Saturday in July from noon to 1.30pm.
