Luxury addition to Hallenstein St


A high-end developer is about to break ground on a stepped-back eight-villa boutique hotel overlooking the Queenstown CBD.

Kevin Carlin’s latest local project, Queenstown Views Villa, will replace a long-standing two-level home at 43 Hallenstein Street.

His building contractor, Cook Brothers Construction, is also about to start work on a 61-room high-end hotel, also overlooking CBD, on the corner of Man and Brecon Sts.

Carlin sold that development site to Augusta Capital, late last year, but has been retained as a development consultant.

His Queenstown history goes back to the ’90s, when he developed The Waterfront Apartments and Lakeside Estates subdivision.

He says his Hallenstein St boutique hotel will be rated five to six stars.

“Rather than going to a hotel with 100 or 200 rooms, this is like going to a mansion, like in Europe.”

The eight villas will contain a total of 12 suites, offering 26 beds. There’ll be 24/7 personal service and larger suites than found in normal hotels.

As with the other hotel, the architects are Auckland’s Ignite, while he and his wife Lynda have designed the interiors. The use of schist mirrors its use in the neighbouring historic building and others nearby. The ground floor features the Grand Room, which can accommodate 80 guests for wedding recep-tions, fashion shows and the like, while also serving as a dining venue and cocktail lounge.

Each villa above has a rooftop terrace with a spa pool and firepit, with spectacular lakefront views. To remove the distraction of Hallenstein St powerlines, Carlin’s getting a quote to underground them.

He’s retaining the 270 square metre two-level, three-bedroom penthouse, which can also accommodate 100 guests for functions, while a business partner is taking the 222sqm sub-penthouse. The other five villas are being unit-titled and sold off from $2 million upwards. Tariffs will range from about $950 a night.

Another feature is a separate access from Kent St to the penthouse.

“It’s important to have a second entrance for VIPs and celebrities,” he says.

The penthouse also has private quarters for a butler, security detail or PA.

It’s all scheduled to open in February 2021.
