Under way: Real estate agent Brendan Quill checks out construction of the new Hayes Creek subdivision beside Lake Hayes Estate
House construction, road­works and landscaping are underway at Queens­town’s first new subdivision in years. 

Progress – including a showroom and a house for sale – can be viewed at open days this weekend hosted by listing agent Brendan Quill, of Hoamz. 

The four-bedroom 181sq m showroom will be completed in about eight weeks. 

Stage one of Hayes Creek, adjoining Lake Hayes Estate, comprises 30 house/land packages. 

A few have sold already, but Quill is confident that sales will accelerate as people see finished product. 

“It’s always a lot easier to sell physical product – once you can look at the quality of the home, the way they’re presented, the way they face the sun, the way the garage doors open, all the little things.” 

The subdivision is being developed by local contractor Paul Horrell. 

It was originally marketed three years ago then taken off the market due to the tough economic climate. 

This time round, prices have also come back a bit. 

Packages start from $475,000 – the showhome is just over $500,000. 

Buying a completed home or one off the plans, which you can modify, means you don’t face escalating prices or unexpected costs, Quill says. 

Quill also believes people will be impressed by the streetscaping. 

“Exposed aggregate driveways give a uniform effect coming off the road – there’s no different tarseal mix that perhaps you would see in other subdivisions.” 

Stonewalls and planting also allow screening between the street and private sections. 

Quill is bullish about the timing for Hayes Creek, with the market seemingly lifting and the success of Lake Hayes Estate, where there’ve been about 12 sales during the past two months. 

The new subdivision also suits rental investors, he says. 

“We all know we can’t get enough rental property at Lake Hayes Estate – anything that we get is gobbled up.” 

Quill expects there’ll be about three new home-builds at Hayes Creek at any one time.
